Important information about the building renovation that started on 2 april 2018

1. DESCRIPTION AND TIMETABLE

In Finland, buildings are managed by the housing company. Those who own an apartment in a building are actually shareholders in the housing company. Our housing company’s shareholder meeting has decided that our building needs extensive renovation now that its pipes and other systems are over 50 years old. The building is now going under renovation. The renovation concerns the building’s pipes (water and wastewater), electrical systems, heating & ventilation, and building technologies. The renovation will be paid by the housing company by taking out a loan. The shareholders in the housing company will then pay down the loan either by paying their share in a lump sum – the current estimate is 800 euro per square meter – or by making monthly payments towards the loan. At present, it is estimated that the monthly payment will not rise by much from what the shareholders now pay (“vastike”).

The contractor for our renovation is YIT Talon Tekniikka Oy and the work started on 2 April, when the company started to set up its work sites at the building. A target timetable for the renovation is enclosed. According to the target timetable, work at the building will be completed in full on 18 October 2019.

What does the renovation mean?

It means that a lot of work will be done inside the apartments and all over the building.  In the apartments, the old pipes will be blocked off and new pipes will be laid to carry water and wastewater. The new pipes will be brought into the apartments from the stairwell. They will run in the ceiling in the apartment’s hallway to the bathrooms, toilets and kitchen. Everything in the current bathrooms and toilets will be demolished and replaced with new bathroom furniture and fittings.

The pipes that serve bathrooms situated in the same place in apartments on different floors are called ‘a line’ and the renovation will be done one line at a time in rolling fashion: once the bathrooms in the first line have been stripped, the demolition crew will move on to the next line. The pipe-fitters will start work on the first line after the demolition is done. After they have done their work, they too will move on to the next line. The first line will then be finalized by the tile-layers and others working on the surfaces of the bathrooms. After they are done in all of the apartments along the line, the line is completed.

In the bathrooms, the new pipes will be laid within an enclosure, like a cabinet in the bathroom running from floor to ceiling. The enclosure will reduce the size of the bathroom as indicated in the drawings. All bathrooms and toilets will also be stripped of all current fittings and surfaces and rebuilt from the concrete up. For this purpose, the residents must select the tiles, fittings, etc. that they want to have in their new bathrooms.  Certain basic options for tile, faucet, sink, toilet, etc. are included in the contract price and will thus cost nothing extra to the resident. If a resident wants something different, they need to consult with the contractor about it. See below under “Product choices”.

In the kitchens, new pipes will also be laid. The current faucets will be replaced with new ones. This means that kitchen cabinets may need to be removed and then re-installed.

New electrical wiring will also be laid down in all rooms in the apartments. Because of this, some rooms will need to cleared so that the electricians have room to work. New electrical outlets will also be installed.

The radiators in the rooms on the east side of the building will be replaced. Again, because of this some rooms will need to cleared.

Work will also be carried out in the stairwells and in other common and outdoor areas. This is more technical in nature and not covered in this bulletin.
